What's the Best Area to Fix in a Flip?

One of the most important things to do is to make the house appealing enough to get buyers out of the car when the weather is hot. Everybody's comfortable in their air-conditioned car, so you have to make your home so attractive that they're willing to leave that comfort zone, get out of their car, and brave the heat to walk up to your front door. So pay special attention to the outside of the house, because you can't sell a home if no one ever looks inside, no matter how fabulous the inside may be.

Once they enter the house, you need to give buyers a great first impression, starting with the wall they'll see when they first set foot inside. Think about how you look at houses. The first thing you notice when you walk in is the floor in the entryway, because it's unfamiliar territory and you have to make your first tentative steps carefully. That means the front floor needs to be attractive and spotlessly clean.

How to Get Started Flipping Houses

The next thing you do is look up and see the opposite wall. That means there has to be something interesting and appealing on that wall. I like mirrors, because it instantly reinforces a buyer's feeling of being present in the house. They can literally see themselves in the room. It's a psychological thing, but design psychology is my specialty, and it's a big reason why I'm as successful as I am at what I do. Mirrors also add more light to a room and make it feel more open and spacious.

Remember, you've only got about fifteen seconds to grab a potential buyer's attention and to make them want to see more. It's an amazing thing, considering buying a home is generally the most expensive investment the average person will make, but buyers almost always make up their mind about whether they're interested in a home within the first few minutes of stepping inside.

Again, think about how you look at houses. If you've got a property tour planned, you generally rush through the homes, seeing if you connect with any of them on some level. Many people spend less than five minutes in each home, which means you don't have much time to interest them if you're a seller. Make use of every second, beginning with an attractive curb appeal and then with a knock-out first impression when potential buyers walk through your front door.

The answer to the best area to fix? The front exterior, the entry landing, and the first room the buyer's see. Most buyers make up their minds within seconds of crossing the threshold.
